Getting Started

If you are hoping to become a real estate (residential, commercial, property management, rural), mortgage, or condominium management licensee, you must first complete the eligibility process. Next, you would enrol in a pre-licensing course with a recognized course provider.

The information below is intended to help prospective licensees research their course options. Select your desired industry to see a list of related courses and recognized course providers. For each course, you can view current exam statistics and access the provider’s website for detailed course information. While it may be tempting to choose the shortest or least expensive course, it’s important to select a program that will adequately prepare you to provide competent service in your chosen sector.

Real Estate

Alberta’s real estate industry has four sectors: residential, commercial, property management and rural. Each sector requires its own education and licensing. You can be licensed in multiple sectors, but you must complete the required education for each sector before being eligible for a licence in that area. 

Next steps:

  1. Complete the eligibility process; and 
  2. Enrol in a pre-licensing course with a RECA recognized course provider.

All real estate licensees must complete the Fundamentals of Real Estate, a practice course, and pass a pre-licensing exam. If you want to become a real estate broker, you must have at least two years of experience as a real estate associate within the last five years, have taken all the real estate practice courses and accompanying pre-licensing exams, complete the Real Estate Broker Program along with the accompanying exam.

Real Estate Broker Program

Mortgage Brokerage

To become a licensed mortgage professional in Alberta, you must complete Fundamentals of Mortgage Brokerage and Practice of Mortgage Brokerage, including the required exams.

Starting May 2025, all mortgage licensees are also required to complete the Mandatory Re-Licensing Education on Private Lending

If you want to become a mortgage broker, you must have at least two years of experience as a mortgage associate within the last five years, and complete the Mortgage Broker Program along with the accompanying exam.

Mortgage Broker Program

To become a mortgage broker, you need at least two years of experience as a mortgage licensee within the past five years, and you must complete the Mortgage Broker Program and its exam.

Mortgage Broker Private Lending 2025 Relicensing Course

The Mortgage Broker Industry Council has mandated that all mortgage licensees complete The Mortgage Broker Private Lending 2025 Relicensing Course which aims to enhance the understanding and practices surrounding private lending within the mortgage industry.

The Alberta Mortgage Brokers Association (AMBA) is administering the Mortgage Broker Private Lending 2025 Relicensing Course. This course is required by all mortgage licensees.

Condominium Management

Individuals entering the condominium management industry can join the Graduated Licensing Program that lets you perform restricted activities within a condominium management brokerage while completing the Fundamentals of Condominium Management and Practice of Condominium Management courses and pre-licensing exams. 

Those aiming to become a condominium manager broker must have at least two years of experience as a condominium manager within the last five years and must complete the Condominium Manager Broker Program and its exam.

Graduated Licensing Program

Each licence level comes with activity restrictions: some tasks are fully restricted, some require broker supervision, and others can be performed independently. Download the Graduated Licensing Activities (PDF) for a detailed breakdown.

Level 1 Licence: For individuals who have not yet completed the Fundamentals and Practice of Condominium Management courses.

Level 2 Licence: For individuals holding a Level 1 licence who have completed the Fundamentals course; their licence is automatically upgraded to Level 2.

Fundamentals of Condominium Management

Level 1 condominium manager licensees will have one year from the date they receive their restricted licence to complete the Fundamentals of Condominium Management course and pass the exam.

Level 2 condominium manager licensees have one year from the date they complete the Fundamentals of Condominium Management course and receive their upgraded Level 2 restricted licence to complete the Practice of Condominium Management course and pass the exam.

  • all individuals who currently offer condominium manager services as an associate broker or broker who DO NOT currently hold a licence with RECA in another industry
